Name and identity

What is Cappella Embassy?

Cappella Embassy (雅益轩) is a completed leasehold residential development on Jalan Nipah, off Jalan Ampang, in the embassy district of Kuala Lumpur. It comprises five towers of 38 storeys, 1,099 residences, more than 50 facilities across over 280,000 sq ft, and 43 retail shop lots, on 9.12 acres. It was formerly known as D'Rapport Residences.

Is it spelled Cappella or Capella?

The project materials use Cappella Embassy, with a double "p". Capella Embassy, with one "p", is a common misspelling that refers to the same development — it is searched more often than the correct spelling. The official Chinese name is 雅益轩.

Was Cappella Embassy formerly D'Rapport Residences?

Yes. Project information issued from June 2026 introduces the Cappella Embassy identity for the completed development formerly known as D'Rapport Residences. The developer's own materials describe "Cappella Embassy" as a provisional name adopted for branding and marketing purposes, and reserve the right to change it. The full project archive under the former name is maintained separately at drapport.my.

What is the Chinese name for Cappella Embassy?

雅益轩. This is the name printed in the project's own Chinese brochure alongside the Latin name. Variants such as 雅逸轩 or 雅艺轩 sometimes appear in listings; they are transcription errors for the same development.

Status and building

Is Cappella Embassy completed, and in what year?

Cappella Embassy is a completed building. Vacant possession is generally reported as circa 2019, and the certified strata schedule was issued in June 2022. Ask us if you would like the completion certificate requested for your review.

Is Cappella Embassy freehold or leasehold?

Leasehold. The land is held under a State lease (Pajakan Negeri), which the title prefix confirms. Claims that the development is freehold are incorrect. The unexpired term comes from a land-title search, which your solicitor carries out as a matter of course.

Has the upgrading work been completed?

The published upgrading scope covers the façade, entrance statement and guard house, the lifts, lift lobbies and common corridors, the Level 3 facilities deck, indoor facilities, the Block E Level 38A Sky Bar and Sky Deck, and building services. The programme is targeted for completion by Q4 2026 — a target, not a committed or contractual completion date, and the works are not complete today. Every "after" image in the project materials is an artist's impression. Ask us for the current status of any item that matters to your viewing.

What should I check before buying here?

Three things carry the most weight. First, tenure: this is leasehold, so ask your solicitor for the unexpired term and the State Consent position. Second, the building's history: it is a completed development that stood before the current repositioning, so inspect the actual unit, the common areas and the lifts rather than the renderings. Third, running costs: the maintenance fee and sinking fund are set by the management and are confirmed on request. A viewing answers most of this in an hour.

Is Cappella Embassy sold out?

Availability changes by layout, floor and orientation. WhatsApp us for current unit and pricing information.

What is the maintenance fee?

The standard monthly maintenance fee is approximately RM0.40 per sq ft, inclusive of the sinking fund. It is set by the management corporation and is subject to change, so the charge for any particular unit follows the management's current schedule — WhatsApp us for the figure for the unit you are considering.

Buying and costs

How much does Cappella Embassy cost?

The published entry price is from RM971K for a Type D2 of 1,109 sq ft. Selected units only. Subject to current availability and applicable purchase package. Prices for every other layout are on request. Exact pricing depends on the unit, floor, aspect and current availability.

Can foreigners buy at Cappella Embassy?

Eligibility for foreign buyers is determined by the land office and the rules that apply in the relevant state or federal territory, not by a marketing claim. Confirm the current position with a licensed Malaysian solicitor before you commit.

How much is the downpayment, and can I get a loan?

For a completed property, a purchaser typically funds the difference between the purchase price and the loan the bank approves, plus stamp duty and legal fees. Malaysian banks commonly lend up to 90% on a first or second residential property and less on a third; foreign buyers are usually offered a lower margin. These are market norms, not offers — the amount that applies to you depends on the bank's assessment. We do not give financial advice and we do not pass your details to any bank.

What is the buying process for a completed unit?

In outline: view the unit, confirm availability and price in writing, sign the offer and pay the booking sum into the solicitor's stakeholder account, then execute the sale and purchase agreement and pay the stamp duty. Where State Consent applies, completion follows consent. Your own solicitor should review every document before you sign — this page is general information, not legal advice.
